Design Elements — Views of Open Space from House Lots
Optimally, each unit in the development should have a scenic view towards the protected open space and/or surrounding countryside. Views should not be blocked by the location of proposed houses, but should be incorporated into the design where possible for the enjoyment of the subdivision's residents.
Ordinance Considerations
Ordinances should specify that to the extent possible, development plans should demonstrate that each proposed unit has a view of, and optimally a physical connection to, open space within or adjacent to the development. Careful consideration should be given to balancing views from each unit out, and views from outside the development in. Placing units in a more visually prominent location to achieve better views of the open space may be counter to the intent of the conservation subdivision ordinance by making the development more visible.
Good Examples
Many homes at the Greens at Penn Oaks in Thornbury Township have a view of the adjacent golf course.
Nearly all the homes in Deerfield Knoll in Willistown Township have a view of open space.
Homeowners in Tullamore enjoy views of the surrounding open space in woodlands, wildflower meadows, or both.
